Where the data comes from
All property data on this site is public record. For New York City, NY that means:
- Parcels, addresses, owners and residential unit counts — NYC Department of City Planning, Primary Land Use Tax Lot Output (PLUTO).
- Housing-code violations — NYC Department of Housing Preservation and Development, Housing Maintenance Code Violations.
- Building safety violations — NYC Department of Buildings, DOB Safety Violations.
- Registered owners, managing agents and officers — NYC Department of Housing Preservation and Development, Multiple Dwelling Registrations and Registration Contacts.
Every record we show carries the source it came from and the date we retrieved it. We never assert that a person or company owns a property; we say what the records indicate, and link to them.
What this data cannot tell you
- HPD publishes whether a violation is open or closed, so records here say “confirmed still open” or “closed” rather than the weaker “on record” we must use in Washington, DC.
- PLUTO holds one record per condominium complex rather than one per unit, so a condo building's unit count describes the whole building.
- Owner names in PLUTO are the party of record on the tax lot, which for large buildings is frequently a single-purpose company rather than the operator. Registration contacts name the managing agent and officers, which is often who a tenant actually deals with.
Local rules that change what we say
We make no rent-regulation claims in New York City, NY. Nothing in the local law attaches a status to a missing registration in the way it does in some other markets, and asserting one would be a false statement about the law.
Parcels here are identified by BBL (Borough-Block-Lot), which is the identifier shown on property pages and used to link our records back to the source.
